Mortgage shopping: three names, two ways to shop
Rocket Mortgage and SoFi show borrowers their own home-loan paths. Quicken Loans describes itself as a marketplace. Before choosing a lender, ask for comparable Loan Estimates, not just a rate in a banner.

Why the lowest advertised rate can cost more
An advertised rate may depend on credit score, down payment, loan amount, points, term and property. Rocket's refinance page explicitly describes its displayed rates as estimates and lists its assumptions. If another lender quotes a lower rate but charges more upfront for discount points, the deal may be worse for a borrower who plans to move or refinance soon.
The CFPB says to compare Loan Estimates for the same loan amount and kind of loan. Look at total origination charges, services you cannot shop for, lender credits, cash to close and the five-year comparison on page three. Rates can change between estimate dates, so request them close together and confirm whether each rate is locked. Taxes and insurance estimates are not lender discounts.
Rocket and Quicken are not interchangeable labels
Quicken Loans says on its current About page that it is a marketplace connecting people with financial services. Rocket Mortgage's own site describes its mortgage application and refinance offers. Do not assume a Quicken Loans marketplace result is a Rocket Mortgage loan or vice versa. Identify the legal lender on each written Loan Estimate and check its terms.

Make the three-way comparison fair
- Give each provider the same property, down payment, credit profile, loan size and term.
- Request a current Loan Estimate from each actual lender.
- Compare APR, points, lender fees, lender credits and five-year costs.
- Confirm rate-lock length and whether mortgage insurance is included.
- Check which company will originate and service the loan.
