Logistic Properties of the Americas (LPA) has announced an agreement to sell its Parque Logístico Calle 80 in Bogotá, Colombia, for approximately $152 million. This sale is significant as it represents LPA's third asset disposition in 2026, totaling over $300 million in completed and announced transactions. The move is part of LPA's strategy to optimize its portfolio and focus on higher-return growth opportunities.
The sale, which is an all-cash transaction, is expected to close in the early fourth quarter of 2026, pending customary conditions. The Calle 80 portfolio includes five fully leased buildings totaling around 1.26 million square feet, occupied by multinational tenants. The sale reflects an 8.2% capitalization rate and is close to the park's most recent appraised value.
Logistic Properties of the Americas, listed on the NYSE under the ticker LPA, operates in the real estate sector, specifically focusing on institutional-grade logistics properties across Latin America. The company aims to leverage its strong client relationships and market insights to continue growing in high-demand markets.
According to the filing, the transaction is expected to generate approximately $70 million in net after-tax distributable proceeds. LPA plans to reinvest these funds in line with its capital reallocation strategy, enhancing its financial flexibility and supporting further growth in its regional logistics platform.
Esteban Saldarriaga, CEO of LPA, emphasized the significance of this transaction, stating, "This latest disposition demonstrates our ability to effectively develop, manage, optimize, and monetize institutional-grade logistics assets across the entire real estate investment cycle and in multiple geographies." He added that the sale enables LPA to unlock further value and shift its focus towards Mexico, which is viewed as a priority growth market.
In addition to the Calle 80 sale, LPA has previously completed the sale of Parque Logístico Lima Sur in Peru for $145 million and Bodegas Aurora in Costa Rica for $6.6 million earlier this year. These transactions highlight LPA's commitment to optimizing its asset portfolio while maintaining a presence in key markets like Colombia.
Looking ahead, LPA retains pad-ready, fully serviced land within Calle 80, allowing for future development of approximately 1.08 million square feet. The company will continue to manage the park, ensuring operational excellence and maintaining strong tenant relationships.
As the real estate sector continues to evolve, Logistic Properties of the Americas is positioning itself to capitalize on emerging opportunities, ensuring its growth trajectory remains robust in the competitive landscape.
